WHY TITAN ROOFING

Roofing contractor in Kirkland, WA, based next door in Kenmore

Titan Roofing is a family-owned roofing contractor serving all 14 of Kirkland's neighborhoods, including Finn Hill, Juanita, Evergreen Hill, Totem Lake, North and South Rose Hill and Lakeview. Finn Hill, North Juanita and Kingsgate (now Evergreen Hill) became part of the city on June 1, 2011, in an annexation of more than 31,000 residents. Homes there now follow the City of Kirkland's building and tree rules, not King County's.

More than half of Kirkland's housing went up between 1960 and 1989. Census estimates (ACS 2020-2024, 5-year) put the median year built at 1984, and at 1980 for owner-occupied homes. The 1970s was the biggest decade of all, with 22.6% of the city's 41,096 housing units. A 1970s house is about 50 years old now, so it pays to know how many layers are already on the roof before you price a new one.

NOAA's Sand Point station, about 2.4 miles west of downtown Kirkland across Lake Washington, averages measurable precipitation on 163 days a year, and about 21 of those days bring half an inch or more.

Roofing costs in Kirkland, WA

ServiceTypical costTimeline
Asphalt roof replacement$13,000 to $30,0001 to 3 days
Roof repair (leak, flashing, shingles)$400 to $1,800Usually 1 day
Emergency tarping$300 to $700Same-day response
Roof cleaning (soft wash + moss)$450 to $1,1001 day
Seamless gutters$9 to $16 / linear ft1 day

Two rules in Kirkland's re-roof checklist push a replacement toward the top of the range. An overlay can go over one existing layer only, so a house with two layers gets a full tear-off, and a cedar shake roof switching to composition needs plywood sheathing first. Square footage and steepness set the starting point. Branches over the roof add time to cleaning and gutter work. Book the free inspection to see where your roof falls in the table.

Roof replacement in Kirkland, WA: what the city's re-roof rules say

Kirkland issues its own re-roof permits, and applications go through MyBuildingPermit.com. Like-in-kind re-roofing on a one- or two-family home is exempt, provided the roof sheathing is not removed or replaced. A re-roof involving structural elements, which the city lists as sheathing, skylights and mechanical equipment, needs a permit.

The city's Re-Roof Permit Checklist adds four rules:

  • Plan review is required if the pitch changes, the roof or parapet gets taller, rooftop units or skylights are added or moved, or foam insulation goes on top of the sheathing.
  • An overlay can go on only when a single existing roof covering will remain under it. A house that already has two layers gets a full tear-off, as the International Residential Code used in Washington also requires (R908.3.1.1).
  • If your house still has cedar shakes, switching to composition requires plywood sheathing. Since the city lists sheathing as permit work, expect that conversion to need a permit.
  • Hot mopping or an open-flame device needs a separate fire code permit.

One more limit comes from Kirkland's permit page, and it matters on Finn Hill's slopes and along the lake. The exemptions do not apply in flood hazard, wetland, steep slope, shoreline or other critical areas, so if your lot has one, check with the city before work starts.

Under the Washington State Energy Code, a roof with no insulation in the cavity has to be insulated above or below the sheathing when reroofing exposes it. Bring these points to your free inspection. Whether your Kirkland roof is a straight re-roof or permit work is worth settling before you sign anything.

Kirkland's tree canopy and tree code: trees that damage roofs

Trees cover 38% of Kirkland's land, about 4,289 acres, according to the city's 2024 canopy assessment. Single-family residential areas hold 71% of that canopy, so most of it grows where people live, close to roofs and gutters. Finn Hill lost the most canopy between 2017 and 2021, about 70 acres. The city's tree code aims for at least 40% cover, so the shade over Kirkland roofs is meant to stay.

For trees that damage roofs, Kirkland's code says:

  • A tree causing obvious physical damage to a structure can qualify as a nuisance tree, and the definition names the roof. It qualifies only if pruning, bracing or cabling can't fix the problem.
  • Pruning that removes more than 25% of the canopy, or any topping, counts as tree removal, so it needs a Tree Removal Notification or a Tree Removal Permit, whichever applies.
  • Removals inside the 12-month allowance (2 trees on lots up to 10,000 sq ft, 3 up to 20,000 and 4 above that) still need a Tree Removal Notification through MyBuildingPermit.com.
  • Landmark trees, 26 inches or more in trunk diameter, need a Tree Removal Permit instead. So do trees in landslide hazard areas, stream or wetland buffers, shoreline setbacks or the Holmes Point Overlay, and in those areas the city issues the permit only for hazard or nuisance trees.

The Holmes Point Overlay is generally the part of Finn Hill west of Juanita Drive, and it holds the city's largest area of sensitive features, steep slopes and stream corridors included.

Whether a tree can come down is for a qualified arborist and the city to decide. Titan's free inspection covers the roof, with a photo report of the branch damage. For the moss that comes with the shade, see our moss and algae removal service.

Roof repair and storm damage in Kirkland: what the records show

On November 19, 2024, a rapidly deepening low sent very strong easterly winds across portions of Western Washington. NOAA's Storm Events Database says the unusual wind direction, together with its strength, caused extensive tree damage in the region, and it logged public reports of trees uprooted or snapped and a roof blown off in Kirkland. The City Manager called it one of the most damaging windstorms in decades. Kirkland Fire answered 81 storm-related emergency calls, police took 337 storm calls, and most of the city lost power for days.

In the December 23, 2022 ice storm, NOAA's storm records list Kirkland's 0.25 inches as one of the two highest ice reports in the area. On November 29, 2022, about 3 to 4 inches of snow fell around Kirkland and Woodinville. The city's tree code even lists wind, ice and snow-loading among the damage that can make a tree a nuisance.

If water is coming in after a storm, call (206) 591-4015. Active leaks get a same-day response, and emergency tarping runs $300 to $700. Once the weather clears, repairs for lifted shingles or torn flashing fall in the published $400 to $1,800 range and usually take a day. In November 2024, many fallen trees were tangled in power lines and had to wait for Puget Sound Energy, so stay clear of any tree touching a line.

Best time for a Kirkland roof replacement: rain and work hours

NOAA's 1991-2020 normals for Sand Point put 73% of the year's precipitation between October and March. November is the wettest month at 5.85 inches. July and August together average just 1.78 inches, spread over about 11 days of measurable rain, which makes those two months the safest stretch for a full tear-off while the deck sits open.

Kirkland Zoning Code 115.25 sets the hours. Development activity and heavy equipment can run from 7 a.m. to 8 p.m. Monday through Friday and from 9 a.m. to 6 p.m. on Saturday. Sundays are off, along with New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas.

Look at the gutters on the same visit. Kirkland Public Works notes that many downspouts connect to underground pipes that carry roof water to local creeks and Lake Washington. If you plan to disconnect a downspout, follow the city's Yard Smart guidance: no more than 700 sq ft of roof per downspout, discharge at least 5 feet from the foundation, and no disconnection within 50 feet of steep slopes or landslide hazard areas, which matters on Finn Hill.

To plan a tear-off for the dry stretch, call (206) 591-4015 and book a free inspection with a photo report. There's no deposit to get started.

6 Signs You Need a Roof Replacement

Not sure if it's a repair or a replacement? These are the warning signs we look for during a free inspection.

15–20+ Years Old

Asphalt shingles in the Pacific Northwest typically last 15–20 years. Past that, replacing is usually smarter than repairing.

Moss & Algae Growth

Thick moss lifts and cracks shingles, trapping moisture against the roof deck where rot starts.

Granules in the Gutters

Bald spots and piles of granules mean your shingles are shedding their protective layer and nearing end of life.

Curling or Missing Shingles

Cupped, curled or blown-off shingles let wind-driven rain reach the underlayment and framing.

Interior Leaks or Stains

Water spots on ceilings, damp insulation or daylight in the attic are signs of active roof failure.

Storm or Sagging Damage

Wind, falling limbs or a visibly sagging roofline call for a full inspection β€” fast.

FAQ

Roofing in Kirkland, WA: homeowner questions

Everything homeowners ask us before a project. Anything else, just call.

πŸ“ž (206) 591-4015
Does a re-roof in Kirkland, WA need a permit?+
Not always. Kirkland exempts like-in-kind re-roofing on one- and two-family homes, as long as the roof sheathing is not removed or replaced. A re-roof that involves sheathing, skylights or rooftop mechanical equipment needs a permit, and changing the pitch or raising the roof triggers plan review. Kirkland, not King County, issues the permit, with applications through MyBuildingPermit.com. The exemptions don't apply in flood hazard, wetland, steep slope, shoreline or other critical areas, so check with the city first if your home is in one.
Is a roof overlay allowed in Kirkland, WA?+
Only if there is a single layer on the house now. Kirkland's re-roof checklist requires the existing roofing to be completely removed unless just one roof covering will remain under the new one, and the residential code (IRC R908.3.1.1) bars a new layer over two or more existing layers. The same code rules out an overlay on a roof that is water-soaked or too deteriorated to hold one. A house that already has two layers needs a full tear-off. Your free inspection is the place to count them.
What are the noise ordinances in Kirkland, WA?+
For construction noise, Kirkland Zoning Code 115.25 limits development activity and heavy equipment to 7 a.m. to 8 p.m. Monday through Friday and 9 a.m. to 6 p.m. on Saturday. None is allowed on Sundays or on New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day. The city's Our Kirkland 311 page lists the same hours.
What is the price range for a roof replacement in Kirkland?+
Titan's published range for an asphalt roof replacement is $13,000 to $30,000, and the work takes 1 to 3 days. Roof size and steepness move the number most, and in Kirkland a two-layer tear-off or a shake roof that needs new plywood lands nearer the top. Repairs run $400 to $1,800.
Can I remove a tree that is damaging my roof in Kirkland?+
Possibly. Kirkland's tree code counts a tree causing obvious physical damage to a structure, roof included, as a nuisance tree when pruning, bracing or cabling can't fix the problem. Removals within the 12-month allowance still need a Tree Removal Notification through MyBuildingPermit.com. Landmark trees (26 inches or more in trunk diameter) and trees in the Holmes Point Overlay, landslide hazard areas, stream or wetland buffers or shoreline setbacks need a Tree Removal Permit instead. Ask a qualified arborist and the city; Titan's free inspection documents the roof damage with photos.
Which months are best for a roof replacement in Kirkland?+
July or August, if you can plan ahead. NOAA's 1991-2020 normals for the nearby Sand Point station show those two months averaging 1.78 inches of rain combined, against 5.85 inches in November alone. October through March brings 73% of the year's precipitation. A replacement can still go ahead in other months on a dry forecast, and leaks get fixed whenever they show up.
Is $30,000 too much for a new roof in Kirkland?+
$30,000 is the top of Titan's published $13,000 to $30,000 range for an asphalt roof replacement. A job moves toward it when the roof is large or steep, and in Kirkland when two existing layers have to come off or a cedar shake roof needs new plywood before composition shingles go on. Titan asks for no deposit, offers financing and gives a free inspection with a photo report, so you can weigh a $400 to $1,800 repair against a replacement before deciding.
