SAMMAMISH AT A GLANCE

Titan Roofing is a CertainTeed SELECT ShingleMaster roofing contractor serving Sammamish, WA. Tearing off an asphalt roof and putting asphalt back on usually needs no city permit if the sheathing isn't altered, but an HOA such as Klahanie's requires written approval before work starts. Replacement runs $13,000 to $30,000 over 1 to 3 days, and repairs run $400 to $1,800. There's no deposit to get started, and financing is available. Call (206) 591-4015 for a free inspection with a photo report.

WHY TITAN ROOFING

A roofing contractor for Sammamish's 1980s and 1990s homes

Titan Roofing is a family-owned CertainTeed SELECT ShingleMaster roofer based in Kenmore, and it serves all of Sammamish. Census data puts the median year built for Sammamish housing at 1994, but the 1980s were almost as busy as the 1990s: 5,845 of today's housing units date from the '80s and 6,276 from the '90s, 53.6% of the city's housing between them. A house from the '80s may already be on its second roof. A '90s house still on its original roof is more than 25 years into it. Whichever you have, a replacement has to get past the city's permit rules and, in neighborhoods like Klahanie and Timberline Ridge, an HOA committee.

In the November 2024 bomb cyclone, the city reported gusts of 55 mph and all of Sammamish lost power and internet. Three days in, the city manager declared a civil emergency. KOMO News reported firs and other conifers crashing onto rooftops in the Sammamish area, and crews used cranes to lift trunks off houses. Titan responds the same day to active leaks, and an emergency tarp keeps the water out until the permanent repair.

Branches over the roof are worth dealing with before the next storm. The city lets you prune without a permit as long as less than 30% of a tree's branches come off over its lifetime and the cuts protect the tree's health and growth. Topping isn't allowed at all. Removing a significant tree, which for a conifer means 8 inches or more across at 4.5 feet up the trunk, takes a Tree Removal Permit.

ServiceTypical costTimeline
Asphalt roof replacement$13,000 to $30,0001 to 3 days
Roof repair (leak, flashing, shingles)$400 to $1,800Usually 1 day
Emergency tarping$300 to $700Same-day response
Roof cleaning (soft wash + moss)$450 to $1,1001 day
Seamless gutters$9 to $16 / linear ft1 day

These are Titan's published price ranges. What moves a Sammamish job toward the top of a range is the roof itself: a steep or cut-up layout, two layers to strip, a wood shake roof that code won't let anyone shingle over, or tall trees that leave more debris to clear.

SERVICE AREAS

When a Sammamish roof replacement needs a permit

Sammamish takes permit applications online through MyBuildingPermit.com, the regional portal, and the permit table that portal publishes (Tip Sheet 00, updated October 2024) settles the common case. Tearing off an asphalt roof and putting the same type of roofing back on needs no building permit in Sammamish, as long as the sheathing isn't altered. An overlay doesn't need one either, up to two total layers.

The regional re-roof inspection checklist (September 2025) requires a permit and approved plans once the work involves:

  • replacing or adding roof sheathing
  • skylights
  • a change of roof pitch
  • adding or relocating mechanical units
  • a heavier material than the old roof

New sheathing also brings a nailing inspection before any roofing goes down. The code doesn't allow new shingles over a wood shake roof, and switching from shake to asphalt is a change of roofing type, so plan on a full tear-off and a permit.

Parts of Sammamish lie inside the wildland-urban interface, and the permit table asks owners in the WUI, a critical area or a shoreline area to check with the city that their work is still exempt. The state energy code (WAC 51-11R-50300) adds a rule of its own: if a reroof exposes the sheathing or insulation on a roof with no insulation in the cavity, that roof has to be insulated above or below the sheathing. Sammamish's permit FAQ also warns that insurers may not cover damage from unpermitted work.

Call (206) 591-4015 for a free inspection with a photo report before you pick a material. If it's heavier than what's on the roof now, the job needs a permit.

SERVICE AREAS

HOA approval and construction hours in Sammamish

A permit exemption from the city doesn't exempt you from your HOA. In Timberline Ridge, Klahanie and Hampton Woods, the architectural committees review roof work. Timberline Ridge, a 200-home neighborhood on the north end, requires owners to contact its Architectural Control Committee before replacing a roof and approves only three asphalt shingles, and two of them are CertainTeed Presidential lines (Titan is a CertainTeed SELECT ShingleMaster contractor). In Charcoal or Weathered Wood, Grand Sequoia is approved automatically, though the committee still has to be notified. Skipping the committee can bring a $1,000 fine, and before it approves a project, the owner has to confirm that every permit the city requires is in hand.

Klahanie's application asks for the product name, the color and the current roof material, and it has to go in at least 30 days before you schedule a contractor. Work can't start until the approval is in writing.

The city also sets the work hours (SMC 16.05.030):

  • Monday through Friday, 7 a.m. to 8 p.m.
  • Saturdays and holidays not listed below, 9 a.m. to 6 p.m.
  • No work on Sundays, New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving or Christmas

The limits also cover loading or unloading materials and moving machinery, so a dumpster dropped at 6:30 on a weekday morning breaks the rule. The city manager or a designee can approve exceptions. Without one, a replacement that takes 1 to 3 days is easiest to fit when it starts early in the week.

SERVICE AREAS

Roof cleaning and moss under Sammamish's 54% tree canopy

The city's canopy cover assessment found trees covering 54% of Sammamish in 2023, 153 acres more canopy than in 2017, and 96% of the space left for planting is in residential zones. On a roof, that canopy means shade that keeps shingles damp long after the rain stops, and needles that pile into valleys and gutters. The closest NOAA gauge with 1991-2020 normals, by the Lake Sammamish shore a few miles southwest, averages 47.4 inches a year, with 7.4 inches in November alone and about an inch each in July and August. Roughly 35 of those 47 inches fall between October and March.

Moss is easiest to treat in the drier months between late spring and early fall, when the treatment has time to work before steady rain returns. Titan cleans roofs with a soft wash (low pressure plus a cleaning solution), because water strong enough to blast moss off also blasts granules off the shingles.

The city's pressure-wash rules (SDC 21.03.050) list roofs by name: heated water, detergents, soaps or other additives can't go into storm drains, and those drains flow to Lake Sammamish.

Parts of the city sit inside the wildland-urban interface, and Sammamish's wildfire guidance asks residents to clear needles and dead leaves from roofs and gutters and to fix loose or missing shingles so embers can't get under them.

IS IT TIME?

6 Signs You Need a Roof Replacement

Not sure if it's a repair or a replacement? These are the warning signs we look for during a free inspection.

15–20+ Years Old

Asphalt shingles in the Pacific Northwest typically last 15–20 years. Past that, replacing is usually smarter than repairing.

Moss & Algae Growth

Thick moss lifts and cracks shingles, trapping moisture against the roof deck where rot starts.

Granules in the Gutters

Bald spots and piles of granules mean your shingles are shedding their protective layer and nearing end of life.

Curling or Missing Shingles

Cupped, curled or blown-off shingles let wind-driven rain reach the underlayment and framing.

Interior Leaks or Stains

Water spots on ceilings, damp insulation or daylight in the attic are signs of active roof failure.

Storm or Sagging Damage

Wind, falling limbs or a visibly sagging roofline call for a full inspection β€” fast.

FINANCING

Roof financing in Sammamish, WA

Financing is available on Titan projects in Sammamish, and there's no deposit to get started. In Klahanie, where the HOA application has to go in at least 30 days before you schedule a contractor, that means no money sits with a roofer while the committee reviews it. Timberline Ridge works the same way: its committee has to approve the project before any roofing work starts. Rates and terms depend on the plan and on the lender's review of your application, so they aren't posted here. Titan's roof financing page explains how applying works.

If a full replacement doesn't fit this year's budget, start with the free inspection and photo report. A $400 to $1,800 repair to flashing or a section of shingles can keep a sound roof dry for a few more seasons. If the photos show soft or rotted sheathing, a patch only delays the bigger bill, and replacing sheathing in Sammamish means a permit and a nailing inspection. Call (206) 591-4015 to book the inspection.

FAQ

Roofing in Sammamish, WA: FAQ

Everything homeowners ask us before a project. Anything else, just call.

πŸ“ž (206) 591-4015
Do I need a permit to replace my roof in Sammamish?+
Usually not for a straight swap. Sammamish exempts tearing off a roof and putting the same type of roofing back on, as long as the sheathing isn't altered, and overlays up to two total layers. New sheathing, skylights, a pitch change, added or relocated mechanical units or a heavier material need a permit and approved plans, filed through MyBuildingPermit.com. If your home is in the wildland-urban interface, a critical area or a shoreline area, check with the city first.
Does my HOA have to approve a new roof in Sammamish?+
In some neighborhoods, yes, even when the city doesn't require a permit. Klahanie's application asks for the product, the color and the current roof material, it has to go in at least 30 days before you schedule a contractor, and no work can start before written approval. Timberline Ridge approves only three asphalt shingles, two of them CertainTeed Presidential lines, and skipping its committee can bring a $1,000 fine. Check your HOA's architectural rules before you choose a shingle.
Is $30,000 too much for a roof in Sammamish?+
Not automatically. $30,000 is the top of Titan's published asphalt replacement range of $13,000 to $30,000, and a replacement typically takes 1 to 3 days. A large, steep roof with two layers to strip, hard access or a shake roof that has to come off can land near the top. A simple single-layer roof shouldn't. A free inspection with a photo report shows where your roof falls.
Does Titan offer roof financing in Sammamish?+
Yes. Titan Roofing offers financing on Sammamish projects, and there's no deposit to get started. Rates, terms and any 0% promotions depend on the plan available when you apply and on the lender's review of your application, so they aren't posted on this page. Ask about current options at your free inspection, after you've seen the price.
What is the best time of year to remove moss from a roof in Sammamish?+
Late spring through early fall. July and August are the driest months at the nearest NOAA gauge, with about an inch of rain each, against 7.4 inches in November. A dry stretch gives the soft-wash treatment time to work before rain rinses it away. Moss left on through a wet winter keeps holding water against the shingles.
Should I pressure wash or soft wash my roof in Sammamish?+
Soft wash. High pressure can strip the granules that protect asphalt shingles from the sun, while a soft wash uses low pressure and a cleaning solution to kill moss and algae. Sammamish also doesn't allow heated or soapy roof wash water into storm drains, which flow to Lake Sammamish.
Can roofers work on Sundays in Sammamish?+
Not without an exception from the city manager. Sammamish allows construction from 7 a.m. to 8 p.m. on weekdays and from 9 a.m. to 6 p.m. on Saturdays and holidays. Sundays are off limits, and so are six major holidays: New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas. Loading or unloading materials and moving machinery count as construction, so deliveries follow the same hours.
