WHY TITAN ROOFING

Roofing contractor for every Woodinville address

Woodinville is a small city with a big mailing footprint. The city itself covers 5.65 square miles, bounded by the Snohomish County line on the north and by the Tourist District and NE 145th Street (SR 202) on the south, yet some Woodinville addresses sit in unincorporated King or Snohomish County. Titan Roofing is based in Kenmore and serves both counties, so all of it is in our area, including Town Center, Upper and Lower West Ridge, Woodinville Heights, Reinwood Leota, the Wellington neighborhoods and the county land around them.

Inside city limits, the 1980s were the busiest building decade, with about one housing unit in four, but 44 percent of the city's units were built in 2000 or later, which is why the census median year built is 1995. The two Woodinville ZIP codes reach into the county and run older: median build years of 1987 in 98072 and 1986 in 98077, with roughly 30 percent of homes in each built before 1980. In 98077, about six homes in ten went up in the 1980s or 1990s. An original roof on one of those houses has sat through more than 25 wet winters.

And the winters are wet. Two NOAA climate-normals stations bracket the city. Sand Point, about 7 miles southwest on Lake Washington, averages roughly 38 inches of precipitation a year. Monroe, about 9 miles northeast in Snohomish County, gets about 51. Both are wettest in November and driest in July. On a lot under heavy tree cover, that adds up to a roof that stays damp and shaded for months.

Size, pitch and the number of layers coming off decide where a replacement lands in its range. For a cleaning, it comes down to roof size and how much moss and needle debris has built up. Two code rules can add to a replacement. Inside Woodinville city limits, new sheathing on a single-family house means a building permit. Anywhere in Washington, a reroof that exposes the sheathing over an uninsulated roof cavity has to add insulation above or below the sheathing.

Roofing permits in Woodinville: which office, which rule

Before a Woodinville reroof gets scheduled, find out which permit office covers the house. A Woodinville mailing address can fall under the city, King County or Snohomish County, and the city's My Property Info page shows whether a parcel is inside city limits.

  • Inside the City of Woodinville, the permitting FAQ lists single-family "roofing projects that include modifying or replacing the sheathing" as permit work, along with any roofing project on multifamily or non-residential property. Installing or moving a skylight needs a permit on any property. City permits go through Woodinville's own online Permit Portal, not MyBuildingPermit.com.
  • In unincorporated King County, replacing the roofing on a detached one- or two-family house needs no permit unless the property contains critical areas such as wetlands or steep slopes.
  • In unincorporated Snohomish County, Assistance Bulletin #74 exempts residential reroofs that overlay to no more than two total layers, or tear off and replace with the same type of material, as long as the roof sheathing isn't removed or replaced. A material change, a third layer or new sheathing falls outside that exemption.

Woodinville's permit FAQ warns that skipping a required permit can bring fines, and the work may have to be torn out and redone. The city's Permit Center can answer questions about a specific house. Ask about the sheathing at your free inspection, because inside city limits, whether it gets replaced usually settles the permit question.

Roof replacement in Woodinville's 1980s and '90s houses

A house built in 1986, the median year for ZIP 98077, turns 40 this year. If it still has its first roof, the conversation moves from patching to what's under the shingles. Section R908 of the 2021 International Residential Code, which Washington adopts without amending that section, says a replacement removes existing layers down to the roof deck. It also rules out a recover, meaning a new layer over the old one, when the existing roof is water-soaked or deteriorated, when it's slate or tile, or when it already has two or more layers. A house that was overlaid once is at that limit.

Tear-off can also bring in the energy code. If a reroof exposes the sheathing over a roof cavity with no insulation, Washington's residential energy code requires insulation above or below the sheathing. Better to hear that at the inspection than halfway through the job.

Woodinville's adopted design table puts the ground and roof snow load at 25 pounds per square foot and the design wind speed at 85 mph. Replacements from Titan carry a 50-year CertainTeed material warranty and a 25-year workmanship warranty. About a quarter of the city's housing units are in buildings of 50 or more units. Where those buildings, or commercial ones, have flat or low-slope roofs, Titan installs TPO and PVC.

Inside city limits, the noise code allows paid construction from 7 a.m. to 7 p.m. on weekdays and 8 a.m. to 5 p.m. on Saturdays, with none on Sundays or legal holidays. Equipment that makes impact noise is held to 8 a.m. to 5 p.m. on weekdays, and on Saturdays impact tools and heavy equipment, compressors included, are limited to 9 a.m. to 5 p.m. Call (206) 591-4015 to book a free inspection with a photo report.

SERVICE AREAS

Roof cleaning on Woodinville's shaded single-family lots

Most of Woodinville's tree canopy grows in residential neighborhoods. The city's 2019 canopy assessment measured 59 percent cover on single-family residential land, which holds 72 percent of the city's entire canopy. Citywide cover was 45 percent in 2017, up from 42 percent in 2009, against a city goal of 40 percent or more. The shade isn't going anywhere.

Keeping moss and needles off the roof on a schedule is the practical answer. Titan's roof cleaning is a soft wash with moss treatment, and it pairs well with gutter cleaning or guards, since the needles that hold moisture on the shingles are the same ones that pack the gutters before the November rains.

Branches over the roof are a separate job. Inside city limits, pruning needs no city permit, though the code says a qualified tree professional should direct it under ANSI A300 standards. Topping is prohibited, and so is pruning heavy enough to count as removal. Removing a significant tree (six inches or more in diameter at breast height) takes a tree removal permit unless an exemption applies. Branches within 12 feet of a power line are Puget Sound Energy's to handle.

Soft wash runs $450 to $1,100 and takes a day. Call (206) 591-4015 to get on the schedule.

Emergency roof repair in Woodinville after windstorms

The Seattle Times named the area east of Woodinville as the hardest hit in the December 2006 windstorm. Tall trees there knocked out lines serving 5,000 PSE customers, and PSE said some of them wouldn't have power back until Christmas. In December 2014, FOX 13 reported that trees falling on power lines shut down about four blocks of Avondale Road, and one tree went through a Woodinville roof in more than one spot. After the November 2024 windstorm, the city reported downed trees and power lines, widespread outages and eight full road closures, including stretches of NE Woodinville-Duvall Road and NE Woodinville Drive. Trees came down in all three.

If a storm opens your roof, stay clear of any downed lines and call (206) 591-4015. Titan responds the same day to active leaks and storm damage, and emergency tarping runs $300 to $700. Inside city limits, emergency repairs are exempt from the city's construction hours, and the city's Director decides what counts as one. The city's tree code also lets a high- or extreme-risk tree come down after a storm without a permit first, if the risk assessment is documented and the City Tree Official is contacted within seven days of removal.

6 Signs You Need a Roof Replacement

Not sure if it's a repair or a replacement? These are the warning signs we look for during a free inspection.

15–20+ Years Old

Asphalt shingles in the Pacific Northwest typically last 15–20 years. Past that, replacing is usually smarter than repairing.

Moss & Algae Growth

Thick moss lifts and cracks shingles, trapping moisture against the roof deck where rot starts.

Granules in the Gutters

Bald spots and piles of granules mean your shingles are shedding their protective layer and nearing end of life.

Curling or Missing Shingles

Cupped, curled or blown-off shingles let wind-driven rain reach the underlayment and framing.

Interior Leaks or Stains

Water spots on ceilings, damp insulation or daylight in the attic are signs of active roof failure.

Storm or Sagging Damage

Wind, falling limbs or a visibly sagging roofline call for a full inspection β€” fast.

FAQ

Woodinville roofing FAQ

Everything homeowners ask us before a project. Anything else, just call.

πŸ“ž (206) 591-4015
Do I need a permit to replace my roof in Woodinville?+
It depends on where your address falls. Inside city limits, a single-family reroof needs a building permit when the sheathing is modified or replaced, and any roofing on multifamily or non-residential property needs one. Unincorporated King County exempts reroofing on detached one- and two-family houses unless critical areas are present. Unincorporated Snohomish County exempts residential overlays up to two total layers and same-material tear-offs when no sheathing is replaced. For a house inside the city, the Permit Center can confirm.
How much does a roof replacement cost in Woodinville?+
Titan's published range for an asphalt roof replacement is $13,000 to $30,000, and the work takes 1 to 3 days. A price near $30,000 usually means more roof, a steeper pitch, extra layers to tear off, or sheathing that has to be replaced. A smaller single-layer roof with sound sheathing sits toward the low end. Inside Woodinville city limits, replacing sheathing on a single-family house also means a building permit. The free inspection and photo report show where your roof falls in that range.
How many layers of roofing are allowed in Washington state?+
Two at most. Washington adopts the 2021 International Residential Code without changing its reroofing section, R908, so a new layer can't go over a roof that already has two or more layers, or over one that's water-soaked or deteriorated. Snohomish County's permit exemption draws the same line, covering overlays only up to two total layers. In practice, a house that has already been overlaid once needs a full tear-off down to the deck.
Should you ever pay a roofer up front?+
You don't have to with Titan, which asks for no deposit to get started and offers financing. Whoever you hire, look up their Washington contractor license on the Department of Labor and Industries website before you pay anything. Woodinville's permit FAQ says anyone you hire to do the work must be licensed with the state. Titan is licensed, bonded and insured in Washington.
What's the best time of year to replace a roof in Woodinville?+
Summer, if you can plan for it. At both nearby NOAA stations, July is the driest month, averaging 0.78 inches at Sand Point and 1.15 at Monroe, against 5.85 and 7.16 inches in November. Dry weeks make tear-off days simpler. Booking the free inspection in spring leaves time to compare options. A January leak can't wait that long, and it still gets a same-day response.
Is professional roof cleaning worth it in Woodinville?+
On a shaded lot, yes. Woodinville's single-family land has 59 percent tree canopy, so many roofs here stay damp and collect needles for months, which is what moss needs. Titan's soft wash with moss treatment runs $450 to $1,100 and takes a day. Inside city limits, overhanging branches can be pruned without a permit as long as the tree isn't topped, and less shade helps the roof dry between cleanings.
Does Titan Roofing work on Woodinville addresses outside city limits?+
Yes. Titan is based in Kenmore and serves King and Snohomish counties, which covers Woodinville addresses inside the city, in unincorporated King County areas like Hollywood Hill and Cottage Lake, and in unincorporated Snohomish County. Permit rules differ by jurisdiction, and the noise-hour and tree rules on this page are the city's, so check which one covers your parcel. Titan holds a 5.0 rating across more than 150 Google reviews, and the inspection is free.
