Redmond re-roof permits and construction hours
Redmond's permit exemption for roofs is based on weight. Item 11 on the residential side of the city's Work Exempt from Permit handout covers lightweight roof coverings: composition shingles, metal and similar materials that weigh less than 4 pounds per square foot installed. Swap an asphalt roof for another asphalt roof on a house and that line applies. The list doesn't name tile or slate, so ask the city before switching to either.
The handout says an exemption doesn't authorize work that violates the code, so the roof still has to be built to it.
It doesn't mention sheathing or skylights. If your job includes either, ask the city first.
The commercial exempt list has no roofing item. Commercial re-roofs, and house re-roofs outside item 11, use the city's Re-Roof Permit Application, which has boxes for commercial, multifamily, mixed-use and residential work. Applications filed since May 1, 2025 must report construction waste before final inspection.
Redmond takes most permit requests through its Plan Review Online form, not MyBuildingPermit.
Construction noise that reaches a residential zone is allowed 7 a.m. to 7 p.m. Monday through Friday and 9 a.m. to 6 p.m. on Saturday, and it's prohibited on Sundays and legal holidays. Start a two-day tear-off on a Friday and the second day is a short Saturday.

Rain, tree canopy and the November 2024 windstorm
November is the wettest month in NOAA's 1991 to 2020 normals for Sand Point, the closest station to Redmond with a full set of them, at 5.85 inches. December and January aren't far behind. Lows there drop to freezing or below on about 25 nights a year.
Trees covered 37% of Redmond in 2023. The city adopted a goal of 40% by 2050 and says over half the room to grow canopy is on private land, which is where most roofs are. Removing a significant tree, 6 inches or more across measured 4.5 feet up, needs a Tree Removal Permit, and a developed residential lot of up to 10,000 square feet can remove up to two a year. A hazard tree goes through a separate declaration, usually backed by a certified arborist's assessment, and doesn't count toward that limit. So plan the roof work around the trees that stand over the house.
In the bomb cyclone of November 19 and 20, 2024, trees came down across Redmond's roads and power lines. Mayor Angela Birney proclaimed a local emergency over damaging winds, and thousands of residents lost power. Five days later some homes were still dark because of tree falls. Redmond city limits vs. Redmond Ridge and Union Hill
Plenty of homes with a Redmond mailing address aren't in the City of Redmond. Redmond Ridge, Trilogy at Redmond Ridge and Redmond Ridge East were built from 1998 to 2013 in unincorporated King County, and Union Hill-Novelty Hill is a census-designated place, also outside the city. Redmond's re-roof exemption, construction hours and tree permits are city rules that stop at the city line, so check with King County before assuming the Redmond answer fits your roof.
Redmond Ridge also has its own owners association. Its Residential Modification process covers paint changes, fences, sheds, decks, AC units and more, though the published list doesn't name roofs. Applications go through FrontSteps with a $20 fee, and review takes 7 to 45 days. The association revised its Community-Wide Standards in 2024, effective May 1. Read them and ask the association whether your roof or gutter project needs approval before work starts.
Inside city limits, owners of Redmond's 16 designated landmarks must apply for a Certificate of Appropriateness for any additions or modifications, so ask the city before re-roofing one. Everywhere else in the city, Education Hill and Grass Lawn included, start with the lightweight-covering exemption and the 7-to-7 weekday hours above. Usually not, for a house inside city limits. Redmond's list of work exempt from permit includes lightweight roof coverings: composition shingles, metal and similar materials under 4 pounds per square foot installed.
