A leak that has rotted the roof deck usually runs $2,500 to $6,000 or more, and an emergency tarp to stop water coming in tonight is typically $300 to $700. What does each type of roof leak cost to repair?
A leak is priced by where the water gets in, so the first part of any visit is finding the source. These are the leaks we see most on Puget Sound homes, with typical 2026 prices.
| Leak source | What you notice | Typical fix | Typical 2026 cost |
|---|---|---|---|
| Cracked plumbing vent boot | Drip or stain under a bathroom or kitchen vent | Replace the boot and reseal the shingles around it | $150 to $350 if caught early |
| A few missing or damaged shingles | Stain after windy storms, granules in the gutter | Replace and seal the shingles | $250 to $750 |
| Step flashing along a wall | Stain on a wall below a second-story roof | Rework the step flashing on that wall | $400 to $1,000 |
| Missing kick-out flashing | Water behind siding where a roof edge meets a wall | Add the kick-out and patch the siding | $300 to $900 |
| Chimney or skylight flashing | Drip near the chimney or around the skylight frame | Rebuild the base and counter flashing | $600 to $1,500 |
| Valley | Stain where two roof slopes meet, worse in long storms | Re-flash the valley | $500 to $1,200 |
| Leak that has rotted the deck | Soft spots, sagging, a musty attic | Replace the soft sheathing, then the roofing over it | $2,500 to $6,000+ ($85 to $140 per sheet) |
| Active leak in a storm | Water coming in now | Emergency tarp, permanent repair later | $300 to $700, up to about $1,500 on large or steep roofs |
Most of these come down to flashing, the metal and rubber pieces that seal the roof at walls, chimneys, vents and valleys; our roof flashing guide shows how each type fails. National guides put a small leak repair at $150 to $1,000 (HomeGuide, 2026). Puget Sound jobs sit in the middle of that range or above it, because labor and permits in King County run about 10 to 18 percent above the state average.
Why does the same leak cost more on some houses?
- Access. A steep two-story roof, wet and mossy, takes more time and more safety setup than a low ranch roof.
- How long it has been leaking. A leak caught in its first storm is usually a flashing or boot job. After a season, the deck under the shingles can go soft, and each sheet that comes out adds $85 to $140.
- The roof itself. Asphalt shingles are the common case. Flat and low-slope roofs are repaired with different materials and priced separately.
- Sales tax. Under state rules, a contractor repairing a home collects Washington retail sales tax on the full contract price. The combined state and local rate is around 10 percent in most Puget Sound cities.
- The inside. Drywall, paint and insulation are a separate bill, priced after the roof is fixed and the ceiling dries.
Why do so many Washington roofs start leaking in October?
Because that is when the rain comes back. At Sea-Tac, the NOAA 1991 to 2020 normal is 39.34 inches a year, about three quarters of it from October through March, and November is the wettest month at 6.31 inches.
A vent boot that cracked in the summer sun or a seam that opened in August stays dry for months, then the first long storm finds it. Moss and fir needles make it worse by holding water against the shingles and backing it up in valleys and gutters. That is why fall is the best time to have a small leak fixed: before the wettest months turn a $350 boot into a soft deck.
When does a leak mean you need a new roof?
A repair usually makes sense when the leak has one source and the rest of the roof is sound. Replacement starts to win when the roof is past about 17 to 20 years and leaking in more than one place, or when the repairs would touch more than roughly 25 percent of the roof.
For scale, a full architectural asphalt replacement on a typical Washington home runs about $14,000 to $25,000 statewide: $16,000 to $22,000 in King County and $14,500 to $20,000 in Snohomish County. The full breakdown is in our roof replacement cost guide. On an inspection we tell you which side of that line your roof is on, with photos.
Do you need a permit to fix a roof leak?
The answer changes at the city line, which is one reason a local roofer helps.
- Lynnwood: no permit to repair existing roofing or to alter less than 100 square feet of roof covering. See roof repair in Lynnwood.
- Kenmore: the city exempts in-kind reroofing on houses when the roof sheathing is not removed, replaced or added. See roof repair in Kenmore.
- Kent: the city's residential permit page lists adding, repairing or removing any roofs among the work that needs a residential building permit. See roof repair in Kent.
We check the rule for your address before the work is scheduled.
What should you do tonight if the roof is leaking?
Put a bucket or towels under the drip, move furniture and electronics out of the way, and take photos of the ceiling and anything that got wet. Stay off the roof while it is wet; a slick, mossy roof in the rain is where people get hurt. Active leaks in Kenmore, Kent and Lynnwood get a same-day response. An emergency roof tarp stops the water, and the permanent repair usually follows within the same week.
How do you choose a roofer for a leak repair?
Washington's Department of Labor and Industries asks homeowners to hire a registered contractor that is bonded and insured, and you can check a registration on the L&I website. Then ask for photos of the source, a written price before work starts, and a written workmanship warranty.
At The Roofing Titan the inspection is free and comes with a photo report, usually within 1 to 2 days, or the same day for an active leak. There is no deposit to schedule, every repair comes with a written workmanship warranty, and larger repairs that involve decking or several sections can be financed through Enhancify. We have 150+ Google reviews with a 5.0 rating. More on how we work is on our roof repair page.
Roof leak repair cost FAQ
How much does it cost to fix a roof leak in Washington?
Most roof leak repairs in Washington cost $400 to $1,800 in 2026. A small job, like a few shingles or a cracked vent boot caught early, can be $150 to $750. A leak that has rotted the roof deck usually runs $2,500 to $6,000 or more.
Is a roof leak covered by homeowners insurance?
Sometimes. Policies usually cover sudden damage, such as wind tearing off shingles or a tree limb coming through the roof, and usually exclude leaks caused by age and wear. Your policy decides it, not the roofer. We document the damage with photos for the claim and can meet the adjuster at the house.
Can a handyman fix a roof leak?
A handyman can swap a shingle, but most leaks come from flashing, vent boots or valleys, where the fix depends on how the layers overlap. Washington asks homeowners to hire a contractor registered with the Department of Labor and Industries.
How do I stop a roof leak during heavy rain?
From inside: catch the water, move what you can out of the way, and take photos. Stay off the roof while it is wet. If the leak is active, a roofer can tarp it, usually for $300 to $700, and come back for the permanent repair once the weather allows.
What happens if a roof leak is left untreated?
Water keeps soaking the roof deck, the insulation and the ceiling below. A repair that would have been a $150 to $350 vent boot can turn into deck replacement at $85 to $140 per sheet, plus drywall and paint inside.
Do I need a permit to repair a roof leak in Kent, Kenmore or Lynnwood?
It depends on the city. Lynnwood does not require a permit to repair existing roofing or to alter less than 100 square feet of roof covering. Kenmore exempts in-kind reroofing when the sheathing is not removed, replaced or added. Kent lists repairing roofs among the work that needs a residential building permit, so check with the city before the work starts.
If you have a stain on the ceiling or water coming in, the sooner the source is found, the smaller the bill. Call (206) 591-4015 or request a free inspection online.
